4240 Architecture

9th and Colorado is a development managed by Continuum Partners. It consists of 26 acres of mixed use with residential, office and retail space. For Block 8, 4240 Architecture produced core and shell designs and documents for two stand-alone restaurant spaces. I began building Revit models based on schematic design elevations from our team to enable early pricing exercises. Models were later refined and modified based on proposed zoning exceptions and client input.

With tenant requests for wide-span, top-hung, operable openings, I worked closely with structural engineers to accommodate these needs without encumbering the design. Zoning and site criteria lead to a palette of mixed facade materials, deep overhangs, and unique wood columns and reveal detailing. I refined the initial designs to maximize glass while still meeting ComCheck requirements and produced rendered elevations for Design Review Board approval. I also created perspective renderings for tenant buy-in before each building was further tailored for each restaurant.
